Arizona Growth is Heading Toward Southeast Valley
We are constantly evaluating the Phoenix area locations that will soon be in high demand for buildable lots. If we target areas that are already in high demand, we won’t find deals.
Sellers will be holding out for top dollar as developers bombard them with solicitations. Instead, we want to be in the path of and strategically ahead of that growth. To paraphrase the words of Wayne Gretzky, we want to skate to where the puck is going to be, not where it has been.

We’re looking at locations in the southeast valley that are far enough away from the heat of current development activity.
Moreover, these locations would allow us to find an occasional “deal,” but they are clearly in the path of the valley’s growth. These are the areas that will be tomorrow’s hotbed of development.
Coolidge Land for Sale is in the Right Spot For Development!
A number of locations could fall under the pro-growth category, but this time, I would like to highlight Coolidge, Arizona. We are searching for investment land for sale in Coolidge, Arizona, and we are circling the wagons on making a purchase there.
Coolidge is located on Highway 87, south of the Gila River Indian Reservation.
To the casual observer, it might seem too far away from the valley, and therefore, an unlikely candidate for growth in the near future. Interestingly enough, that conclusion would be wrong!
If you look at the image below, you’ll see that reservation, state, and federal lands are colored blue or solid browns. The underlying satellite imagery shows the remaining private land. Land restrictions make it clear that Coolidge is just a few development clicks away from being a center of activity.
Coolidge recently got some good publicity when Nikola Motors announced it would be building its manufacturing plant within the city limits. As that project comes online over the next several years, the demand for housing throughout this area will increase substantially. You can expect that Coolidge land for sale near Nikola Motors will see strong appreciation.
The population of Coolidge is estimated by the U.S. Census to be 12,528. The city is considered a bedroom community to the Chandler/Gilbert employment areas with families seeking price relief from the more expensive housing in these cities. Future jobs at Nikola and Lucid will create strong housing demand as well.

Growth always moves in the direction of the privately-held land. It’s currently moving down the Queen Creek corridor, which is one of the most active development areas in the valley. Blue areas are state land and unavailable for development. The solid brown is the Gila River Indian Reservation. Coolidge is in the path of that growth and will inevitably be a “hot market” in the not-too-distant future.
